Christmas markets in Alsace: the month that can double your Airbnb income

During Advent, nightly rates in Strasbourg and nearby towns can double or even triple compared to the rest of the year. And unlike summer, demand is massive and concentrated: good properties hit near-100% occupancy for the whole of December.

The effect isn't limited to Strasbourg. Colmar, Obernai, Kaysersberg, Riquewihr and the Wine Route villages hold their own, equally popular markets. Even in Molsheim or Sélestat, demand overflows: visitors who find nothing left in Strasbourg fall back on surrounding towns.

The classic self-managing owner's mistake: opening the December calendar... in November. International travellers — Germans, Swiss, Luxembourgers, Americans — book their Christmas stays between September and November.

Your calendar must therefore be open and your rates adjusted by late summer. A property listed late misses the longest, best-paid bookings.

The temptation is to apply one very high price for the whole month. That's counterproductive: December weekends fill at almost any price, but weekdays don't necessarily. Dynamic pricing — high on weekends, more accessible midweek — maximises both average rate and occupancy.

Another lever: minimum stays. Requiring 2 or 3 nights during Advent avoids daily turnovers and secures your cleaning schedule.

This is where self-management becomes a marathon: near-daily turnovers, cleaning and laundry in cold weather, international guests arriving late at night, breakdowns (heating, plumbing) that don't forgive at -2°C.
